The vacancy clause: why standard home insurance falls short
Here's the problem I see every week. A client buys a regular home policy for their Cyprus villa, flies home to the UK or Russia, and doesn't realise their cover quietly expires after 30 to 60 consecutive days of vacancy. Then a pipe bursts in January. Nobody's there to catch it. And the insurer rejects the entire claim. Escape of water is one of the most common causes of damage in unoccupied homes, and it's exactly the scenario most standard policies exclude. Holiday home insurance removes that gap. If you list your Cyprus property on Airbnb, Booking.com, or any short-term rental platform, you must register with the Deputy Ministry of Tourism and hold a CTO licence. Law 34(I)/2019 makes fire insurance and public liability insurance mandatory for every registered holiday rental.
