Cyprus Airbnb Insurance: CTO-Compliant Certificate from €200/year

Under Law 34(I)/2019, every Cyprus Airbnb host must submit fire insurance and public liability insurance with their CTO registration. AirCover doesn't count. We issue CTO-compliant certificates in 2 business days.

From €200/year

Operating an unregistered short-term rental in Cyprus carries fines up to €5,000 and prison up to 1 year. From 20 May 2026, EU Regulation 2024/1028 connects the EU registry to Cyprus, and unregistered listings get delisted from Airbnb and Booking.com.

How much does Cyprus Airbnb insurance cost?

I get this question every week. Honest answer: it depends on your property value, location, and whether you have a pool. For most Cyprus Airbnb hosts, the bundled buildings, contents, and public liability policy starts at €200 a year for a one-bed apartment and goes up to €1,200 for a five-bed villa with a pool. Here's what real Cyprus hosts paid in 2025.

Property and CoverageAnnual Premium
1-bed apartment (Limassol or Larnaca), Buildings + Contents + PL €100kfrom €200
2-bed apartment (Paphos or Nicosia), Buildings + Contents + PL €100k + Loss of Rentfrom €320
3-bed villa (Paphos or Protaras), Buildings + Contents + PL €500k + Loss of Rentfrom €480
5-bed villa with pool (Ayia Napa or Peyia), Full bundle + Pool Liability + PL €1Mfrom €750
Standalone PL certificate only (€100k limit)from €80

Indicative premiums based on 2025 Cyprus broker market data. Final premium depends on rebuild value, claims history, and endorsements selected.

What does Cyprus Airbnb insurance cover?

Your policy is built around five pillars: the building itself, the furniture you provide, public liability when guests get hurt, lost rental income while the property is repaired, and the Cyprus-specific add-ons most hosts forget about.

Fire, lightning, explosion, storm, hail, and flood at the building's rebuild value

Contents: furniture, appliances, and electronics you provide for guest use

Accidental and malicious damage by guests, excluded from most standard home policies

Public liability for guest injuries: slips, falls, pool incidents, and electrical shocks

Loss of rental income while the property is uninhabitable after an insured event

Theft by guests with evidence of forced entry or stolen-from-property loss

Alternative accommodation for you if you also live on the property

Legal expenses for guest disputes and claim defence

Public liability limits: €100k, €500k, or €1M?

LimitBest for and Annual Cost
€100,000Minimum for CTO registration, 1 to 2 bed apartments, from €80
€500,000Properties with pools, BBQ areas, or sea-view balconies, from €150
€1,000,000Large villas, multi-property hosts, professional managers, from €280

Minimum for CTO registration is commonly stated as €100,000. Some Cyprus law firms recommend €500,000 for properties with pools or higher guest volumes. We default to €100,000 for the certificate and let you upgrade in a click.

Who needs Cyprus Airbnb insurance?

If your property is listed on Airbnb, Booking.com, Vrbo, or any short-term rental platform, even for one week a year, Cyprus law requires you to register and to hold fire and public liability insurance. The registration trigger isn't booking volume. It's the listing itself.

First-time CTO applicants

You're about to submit a Self-Service Accommodation registration. We issue both required certificates in 2 business days so your application isn't held up at the Deputy Ministry of Tourism.

Expat owners (Paphos, Protaras, Limassol)

UK, German, Israeli, and Russian owners who bought a holiday home and now rent it 3 to 6 months a year. We translate every policy document into your language.

Russian-speaking property investors

Apartments in Limassol or Paphos managed remotely or through a local agency. Fluent Russian support, and certificates accepted by all Cyprus authorities.

Professional property managers

Managing 5 to 50 short-term rental units? We offer multi-property discounts of 10 to 15 percent and one consolidated certificate per portfolio.

Occasional hosts (a few weeks a year)

Even if you rent your property for just 4 weekends a summer, Cyprus law treats you the same as a year-round host. You still need to register, and you still need this insurance.

Standard home vs landlord vs Airbnb insurance: which do you actually need?

Three completely different policies. Most claim rejections I see come from hosts who think their standard home policy covers Airbnb guests. It doesn't. Here's the breakdown.

 Standard HomeLandlord (long-term let)Airbnb / Short-term let
Who you're renting toNobody (you live there)Tenant on 6 to 12 month contractAirbnb or Booking guests
Guest damage covered?NoLimitedYes (accidental and malicious)
Public liability for guests?Personal onlyTenant coverUp to €1,000,000
Loss of rental income?NoYes (rent default)Yes (uninhabitable after damage)
Accepted for CTO registration?NoNoYes
Typical annual cost (3-bed)€250 to €400€350 to €500€480 to €700
Does AirCover replace it?n/an/aNo (CTO won't accept AirCover)

Worth knowing: Airbnb's AirCover gives you up to $3M damage and $1M liability, but it's a host-guarantee programme, not a Cyprus-licensed insurance certificate. The Deputy Ministry of Tourism does not accept AirCover for registration. You need both.
