This question gets a different answer from almost every source you read, and both answers are partly right. A basic fire-and-theft property policy in Cyprus never covers earthquake. A small number of insurers bundle earthquake into their top comprehensive tier. Most sell it as a separate endorsement. So the honest answer is that your policy covers earthquake only if the word appears in the endorsements section of your schedule. Is Earthquake Damage Covered As Standard In Cyprus?

How To Add It, And When An Insurer Will Refuse
The process is quick. What takes time is fixing the reasons an insurer says no. Older village houses in particular need either a structural report or a repair before seismic cover will be offered, and that is worth knowing before you buy the property rather than after.
- Ask for the endorsement in writing. Email your agent that you want earthquake added to buildings and contents. You should receive an amended schedule showing the endorsement, the additional premium, and the excess. Until that document exists, the cover does not.
- Check the sum insured at the same time. Earthquake is the peril most likely to produce a total loss, which makes it the peril where underinsurance hurts most. A typical 150 m2 Cyprus house costs €180,000 to €280,000 to rebuild depending on finish. Insure the rebuild cost, not the market price.
- Expect questions about the building's age and construction. Insurers ask for the year built and the structure type. Reinforced concrete frames built under modern seismic codes are straightforward. Older stone or mudbrick village construction often needs a survey, and some insurers decline it outright.
- Declare extensions, pools, and outbuildings. An undeclared extension is a common reason a seismic claim gets reduced or refused. Anything added since the policy started needs to be on the schedule.
